Housing rental prices are no exception, and vary greatly from 1st to 3rd tier cities, and the methods of rental and deposit payments also vary from city to city. Landlords and developers in some regions have different requirements when it comes to rental and deposit payments.
When assignees are relocating to China, they should be aware that the policies are not standardized, and below is an example of various cities with differing payment regulations.
Jinan
- Cash deposit is equal to 2 months rental - guarantee letter is negotiable
- Quarterly payment is common practice and monthly payment is negotiable
Chengdu
- Guarantee letter is acceptable on some occasions but most landlords only accept cash deposits equal to 1-2 months rental
- If the monthly rental is higher than 10000RMB, monthly payment is acceptable; if less than 10000RMB, quarterly payment is required
Wuhan
- Cash deposit is equal to 2 months rental - guarantee letter is negotiable
- If the monthly rental is higher than 10000RMB, monthly payment is acceptable; if less than 10000RMB, seasonal payment is required
Qingdao
- Cash deposit is equal to 1-3 month rental - corporate or bank guarantee letters are negotiable but not common practice
- 6 month or 12 month rental payment is mandatory
Hefei
- Cash deposit is equal to 1 month rental - guarantee letter is negotiable
- 6 months' or 12 months' advanced payment is required
